Important DSK Mortgage Information
 

DSK Mortgage Product update

The DSK Product is for property purchases only, there is currently no re-mortgage available. We are working hard with DSK to obtain a re-mortgage product and will update the situation when we can.

The DSK mortgage can only be granted to individuals, they currently do not lend to Bulgarian LTD companies. This means that the DSK mortgage is currently not available for property purchased with land through a Bulgarian LTD company.

DSK will lend 70% of the purchase price or the valuation which ever is the lowest.  The purchase price MUST be on the notary deed to obtain a mortgage on the property, please check this with your sales agent before proceeding.

Currently you are only able to have one mortgage with DSK for the first 6 months as an account holder with DSK. After 6 months, you can apply for mortgage loans up to a combined level of €300,000 (depending on your financial situation).

You will require the following property documentation to apply for a DSK mortgage for a purchase of an Off-Plan property.

  • A fully signed Preliminary agreement
  • Proof of deposit paid, ideally a bank statement, but if this is not available a letter from the seller will be ok.
  • Document proving ownership (this document proves that the developer owns the land and has the right to build on it)
  • Document certifying that building rights have been granted ( this may be included in the document above)
  • Developers Building permit
  • Protocol for building line and elevation marking ( if property is at roof level, confirmation of this)
  • The page of the approved architectural plan with a sketch of the respective property
  • Certificate proving an absence of encumbrances
